Transforming a tired, 1980s office building into a BREEAM Excellent CAT A office.

When Orchard Street Investment Management appointed Gleeds, their vision was to turn the 45,000ft2 125 Wood Street to a space that looked like a new build, whilst working within the parameters of the existing structure. They wanted to:

  • Maximise the net area
  • Capitalise on floor to ceiling height
  • Include an additional office floor
  • Achieve BREEAM® ‘Excellent’

Finding more space in an existing building

A significant increase in internal floor space was achieved by extending the building’s footprint on lower levels. This allowed 2 new office floors to be added at high level, whilst still meeting the constraints of London View Management Framework’s (LVMF) vista to St Paul’s Cathedral. A contemporary façade was designed to complement the existing exterior.

Creating a sustainable design

Gleeds’ pre-assessment advice allowed budgeting exercises to be conducted at an early stage, enabling cost-effective designs. The retention of the existing concrete frame and substructure, which still adhered to current standards and trends in space utilisation, provided significant added value.

The building’s conditioning systems and plant were selected for maximum comfort, low energy and maintenance costs whilst maximising clear floor to ceiling height, helping to achieve BREEAM Excellent.

Bespoke, effective procurement

Tailored, early procurement by Gleeds of demolition work allowed approvals from the City of London to be prepared in advance and a seamless transition from demolition to construction. Our extensive investigation works into the existing building structure facilitated an informed approach to risk apportionment within a competitive tender environment.
